This Hataitai home had a backyard deck that offered no privacy or shelter from the elements. A design-led build resulted in a beautiful outdoor living area for year-round use.

Space for change

Kiwis love their outdoor spaces, but if they don’t offer privacy, shade, or protection from our frequent ‘liquid sunshine’, they often end up underutilised. Greg and Jay had a beautiful property in Hataitai complete with a backyard deck, but it felt exposed – both to the elements and the neighbours – so it wasn’t being enjoyed. Knowing it had loads of potential, the couple contacted their local Refresh Renovation Consultant Lia Boersma to discuss possibilities for a deck refresh and new verandah.

Lia arranged a free consultation, and met with the pair to discuss their ideas, goals, and explain more about the Refresh process whereby a local, dedicated consultant expertly manages every element of the project from the design and costing phase through to consent, construction, and final delivery. The risk of budget blowouts is mitigated because no work begins until there is a clear costing agreed to by all parties. This end-to-end service was exactly what Jay and Greg needed, so they set to work designing their dream verandah with Lia.

Concept and Design

Greg and Jay knew they wanted privacy and protection from the elements, but the aesthetic was important, too. The space needed to reflect their style, seamlessly blend with their home, and offer functionality. Ultimately, it needed to be an outdoor space that they loved, and one that could offer a better indoor/outdoor lifestyle. Lia got to work with her designer to distil everything the couple were after into a customised concept. 

The design concept included a combination of traditional enclosed roofing as well as rafters with ClearVue panels, offering shelter, visual interest, and plenty of natural light. Aluminium screens would provide privacy and wind protection and would be set in custom frames running on tracks to allow flexibility. Speakers and heaters would be the cherry on the top! Jay and Greg loved the proposal and were eager to move forward with construction and have their new outdoor space ready for summer!

Custom Construction

With detailed plans and costings approved by Greg and Jay, the exciting build could begin. As an experienced consultant, Lia was on top of every element of the project, sourcing materials, hiring contractors, and managing on-site scheduling. She also navigated the council consent process, so that her clients could enjoy a stress-free renovation experience.

The excavation for the piles below the existing deck was a challenge for Lia’s team. The ground was very hard and there was no access possible for a digger; all the work had to be completed by hand. The team took this workout in their stride, and soon the rest of the verandah was under construction. The aluminium privacy screens were the highlight, powder coated in black and mounted in custom-made picture frames set to run on tracks. 

A Stunning Outdoor Living Area

Greg and Jay no longer have to put up with wind and rain or be overseen by neighbours. Their stylish new verandah has delivered the indoor-outdoor lifestyle they dreamed of. The beams and battens in white, combined with some of the roofing in ClearVue panels ensures the space feels light and bright, while the contrasting aluminium screens in powder-coated black offer privacy and wind protection with flair. Adding the screens to rolling tracks was a masterstroke, as it means the space can be flexible and customised to their needs at any time. Speakers and heating complete the space and are fabulous additions when entertaining. 

Final Thoughts

Lia expertly coordinated a design led build that delivered exactly what Jay and Greg  wanted. The verandah offers a stylish outdoor living space, with loads of flexibility, that merges seamlessly with their home. Attention to detail is Lia’s forte, and she is thrilled with the results. “The verandah not only looks fantastic, but has transformed the outdoor living space,” Lia says. “From the tongue and groove ceiling battens to the custom screens on tracks, this is a tailor-made build that the clients absolutely love.”
