Stage 1: Briefing

The first step in the process is for Refresh to understand exactly what you want to achieve in your home (including the reasons for your renovation). Refresh has a thorough and professional briefing process that we take all customers through. Our approach is to listen carefully to your requirements, and to ask questions to ensure we understand exactly what you are looking for, what is important to you and why. 

It’s also crucial that we establish a ‘base budget’ at this stage. Your budget may change during the design process - as you make decisions on what you like and don’t like, and can and can’t do without. But it provides an important starting point.

We recommend that all decision-makers in the household are involved in the briefing stage. Often each person has different considerations and concerns, so these need to be discussed and agreed upon early on.

Stage 2: Concept

The next step is to translate your requirements into an architectural concept.

Refresh provides concept drawings, so you can see exactly what will be built. If it’s not what you imagined, this is the time to make changes. It’s far more cost-effective to get the concept right than to decide to make changes during the construction phase.

Even for small projects like re-vamping bathrooms, the exercise is invaluable. Will the new taps, showers, basins etc. leave the right clearances for doors and moving about? Will the floor tiles line up with and match the wall tiles? Will the shower have to be repositioned to meet the new regulations?

During this concept stage, Refresh will provide estimates based on average costs. So you can start making decisions on what your budget can include.

Stage 3: Working Drawings

The next step is to develop working drawings, along with other specifications such as engineering calculations (if required). These drawings will be used to ‘tender out’ your project to our  wide range of sub-trades to get the best prices. Refresh is bringing together our  team of experts to cost up the exact work that is to be undertaken.

Stage 4: Quote

An accurate price can now be produced. It will take account of the engineering, structural, design and aesthetic decisions you have made. It will also be based on price negotiations and quotes from tradespeople who have been briefed on your renovation.

As part of any renovation, you need to be aware that structural issues can be uncovered unexpectedly during the course of the work. The quote will explain how these will be dealt with and costed for your renovation.

If required, the cost can be refined or brought down by making modifications to the design. Because Refresh has the best buying power, labour rates and building process efficiency, our quote will be very competitive based on the work required and the quality of finish expected.

 By the end of this stage, you can be confident that you have the best design and best price for your renovation.

During this stage, Refresh also takes responsibility for obtaining all required building and resource consents. This can be a very complicated process, so it is important for time and cost management that this process is handled by experts.

Stage 5: Build

Your Refresh project manager will brief the tradespeople on the project; and schedule and manage their activity. Renovating is a multi-layered process, and trades need to be carefully scheduled to keep the job moving forward smoothly.

It is very important that each trade has completed their work to the correct standard. It is can also impact the next stage of the job (for example, if the walls aren’t gib-stopped properly, the paint job won’t look as good). Your Refresh project manager will ensure quality control at each stage, to eliminate any issues or disputes at the end of the project.

Stage 6: Your finished home

The final stage is for Refresh to ensure that all Council documentation is completed and you have the necessary Code of Compliance documentation. Congratulations – your renovation is complete!
