The homeowners of this property were bored of their tired interiors and wanted to extend their living space rather than go through the hassle of upping and moving elsewhere. Approaching Refresh Renovations and being impressed by the expertise and knowhow of the team Simon Kelliher manages, the scope of the project quickly expanded from just an open-plan kitchen reno through to the expansion of the kitchen and living area, main bedroom and en-suite renovation, utility room refit and downstairs WC redesign.

Overcoming the Unexpected

During the early stages of the project, some demolition work was taking place and it was noticed that some of the wall to be removed was structural, supporting the above floor. The same issue was rapidly discovered in the utility room too and so plans had to be redrawn and agreed before the project could further unfold.
Upon further investigation, the Refresh Renovations team found that lots of the plumbing in the property was unusual in its design – and when thoroughly analysed, wasn’t believed to adhere to the standard legal regulations for safety. In order to protect the homeowners and to ensure the job was completed to the highest possible standards, the structural design of the whole property was redesigned by an architect and the plumbing brought up to modern standards.
Time was of the essence for the homeowners, with a project timeline of three months. Simon Kelliher’s ongoing efficient project management ensured that those working on the project instead progressed on other areas while the redesign was underway – so the schedule kept moving and no extra time was added.

A bright and airy living room

Flooding a Lounge with Light

The home wasn’t overly bright to begin with but Refresh Renovations made it a priority to illuminate with as much natural light throughout. Installing a wipe-clean solid wooden floor in a light hue combined with stark bright walls ensures that light is reflected to bounce around the interior in a way that was otherwise difficult to reach previously.
Furthermore, the installation of floor-to-ceiling glass doors opening into the garden (in a striking black rather than the traditional white) ensured that the contrast between dark and light was strong, and allowed natural sunlight to stream out across the floor – as well as providing a clean line of sight out to the garden. Decoration in the lounge remains minimalist to maximise white spaces and original features of the property such as a fire were maintained and cleaned.

Brightening and Modernising the Kitchen

It is rare for a kitchen to be all-white – not least once someone actually gets in there to cook! – but this is exactly what the homeowners wanted for their cooking and eating space to stand out from others and to look over the living room without crowding it.
An entirely white kitchen was installed, with seating provided around an impressively sized island unit. This separates out the open plan room nicely and gives both more formal and informal seating for those looking to enjoy food; with no risk to the sofa and other soft furnishings in the living room!
The kitchen installed into this home included a vast amount of clever storage solutions both high and low including a wine fridge, heated towel rail, an enclosed and subtle cooker hood and neutral décor to give the impression of more space. The result is a modern and bright finish that wouldn’t be out of place on the pages of an interior design magazine!

Installing Beautiful Bathrooms

An en-suite shower room and a WC were renovated as part of this Refresh project, with impressive results delivered on both. The downstairs WC was redecorated entirely as white with black grouting around shiny white tiles to contrast and give a contemporary feel. Another heated towel rail was installed (a favourite amongst these homeowners!) next to a clean-cut toilet and sink to give a strong silhouette. The wooden floor from the rest of the downstairs was continued throughout.
The en-suite shower room, adjoined to the main bedroom of the property, was entirely refitted and decorated in white and grey. The sleek lines of the storage and furniture provides a modern aesthetic while remaining practical for the room with wipe-clean surfaces. The shower, overly sized and with polished chrome fittings, was complemented with a marble-look wall and another heated towel rail right outside to allow a quick post-shower towel grab without discomfort.
As with the other rooms renovated, both remain bright and elegant in their style without the need for cluttered décor or difficult furniture installations.

Increasing Appetites and Expectations

Hearing recommendations of Refresh Renovations and seeing first-hand their expertise and skill, the homeowners quickly expanded their renovation plans to incorporate considerably more jobs. The initial project was a redesign of the living area and kitchen to make it open plan but being impressed with the team’s knowhow, the scope was quickly expanded to include the renovation of the home’s main bedroom and en-suite, renovation of the utility area and a full refit of the downstairs WC. There’s even more project plans in the pipeline through the rest of 2022, with further decoration to come!
