Quality over quantity

With retirement on the horizon, Sandra had to make a decision about her humble 1960s weatherboard home in Titirangi – would she love it or list it? Wanting to remain in her home for the next chapter of her life, Sandra decided to invest and renovate the kitchen and bathroom. Neither she nor her husband had done much renovating in the past and, as both lead busy lives, they needed an expert to take care of the entire project. They reached out to West Auckland Renovation Consultant Morag Burns.

Sandra wasn’t in a hurry to get the job done. She was after quality over quantity and had a mid-range budget of $50,000 in mind. On her wishlist was a modern, stylish kitchen and bathroom, with fittings that would last for the next 20 plus years.

Thorough and thoughtful design

During the concept and feasibility phase, it was discovered that the old porch next to the kitchen and dining room was rotting with uneven flooring. Morag incorporated a complete rebuild of this 3m x 1m space into the design, alongside the thoughtfully-designed kitchen and bathroom upgrade.

Timing of the project was unfortunate as it landed amidst Covid lockdowns. But, with the whole design completed at the beginning, it was decided the execution would be split into two phases – first the bathroom, then the kitchen and porch area a year later.

A sound investment

As the scope was substantially widened, the final costing was $160,000, which Sandra agreed was a good investment when renovating the two most complex rooms in a home. With designs and budget signed off, Morag and her team of builders, tilers, plumbers, electricians, painters, plasterers, and sanders got to work on phase one.

Smooth sailing

While the project took 14 months to complete, each phase ran smoothly under Morag’s expert project management. All aspects of construction were taken care of, with each individual tradie able to complete their job without hassle. The Refresh Renovation one-stop shop carried out demolition, building, window installation, plastering, painting, floor sanding, tiling, electrical, and plumbing work.

The porch rebuild presented a challenge as Morag wasn’t sure what the existing structure would throw at them. However, the team did an excellent job repairing rot, levelling the floor, replacing cladding, installing bifold doors, and sourcing and installing recycled floorboards to match the existing floor.

Stepping into sleek, stylish luxury

The finished result was definitely worth the wait as construction manoeuvred around lockdowns. The dated kitchen and bathroom in this humble bungalow have been elevated to sleek and stylish. The white and black colour palette of the kitchen screams contemporary, while the polished wooden floors retain the heritage of the home. High-end touches can be seen in the oversized tap hardware, matching cupboard pulls, and the stunning waterfall benchtop. Space has been maximised with a stacked double oven, leaving room for extra cabinetry underneath the luxurious six-hob gas stove.

Stepping into the bathroom, you’d be forgiven for thinking you’ve checked into a high-class hotel. The very on-trend grey /blue palette gives a cool, modern feel. Floor-to-ceiling grey stone tiles, full-width vanity with above-ground sink, and LED lighting around the mirror work together to emphasise luxury, while the recessed shelf is a great use of space. The mosaic tiles on the back wall of the shelf contrast the large tiling of the bathroom and add detail to draw the eye.

Oversized luxury is the only way to describe the shower, with its gorgeous complementary floor tiles, long ledge spanning the rear wall, and impressive glass shower barrier. The double shower heads serve to emphasise form and functionality – something this renovation has in spades.

Moving to the porch, this light-filled space has been transformed with new bifold doors and recycled floorboards installed and polished to give a seamless finish. This is a lovely addition to the original scope and makes the entrance way feel solid, secure, and welcoming.

Final thoughts

With such a beautiful transformation in key areas of the home, Sandra and her husband’s retirement years will be spent in modern luxury. Understanding the brief and ensuring the project ran smoothly, Morag and her team were able to go above and beyond, delivering more than Sandra had originally hoped for, but exactly what she really wanted.
