We sat down with Saleem Bhikoo from Refresh Renovations Auckland Central to talk about what he's seeing in the bathroom renovation market in 2026. From entry-level refreshes to full top-end builds, here's a frank look at the numbers.

Saleem, bathrooms are one of the most renovated rooms in the home. What should people understand first before they start thinking about cost?

Every bathroom project is different. People come in with different priorities, some want a family bathroom that works hard every day, others want a master ensuite that feels like a luxury retreat. Two bathrooms can have the same footprint and look completely different depending on the choices made around fixtures, tiles, and layout. The budget ranges I use are a starting point for a real conversation, not a fixed quote.

The most important thing is to be honest about your budget early. It means we can work toward something genuinely great within it, and the whole project runs more smoothly. I'm the single point of contact throughout the entire job, so the sooner we're aligned on what you want and what you're working with, the better.

What does an entry-level bathroom renovation look like in 2026?

Entry level starts from around $40,000. A lot of people are surprised by what's achievable at this tier. You're keeping the existing layout, which is the biggest cost-saver - moving plumbing around adds up quickly. The work involves minimal plumbing and rewiring, mostly painted walls with minimal tiling, floor-mounted toilets and vanities, and a cubicle shower without a full waterproofing membrane.

It's a complete bathroom renovation, without changing the layout.. If you mainly want to improve the look, feel, and functionality of the space, this is a solid option.. Final costs depend on the specifics of your space and the finishes you choose.*

And the mid to upper range?

From $60,000 upwards, things get noticeably more interesting. This is where you move into a fully tiled shower with proper waterproofing, premium fixtures and fittings, clever storage solutions, and wall and floor tiles throughout. Heated mirrors come into this bracket too.

You're making minimal changes to the existing structure, but the quality of everything that goes into the room steps up significantly. This is probably where most Auckland homeowners end up when they want a bathroom they're genuinely proud of - one that functions well and holds up over time.

What about the top end?

$80,000 and above. This is where you can really open things up. New plumbing layouts, structural changes, freestanding baths and spas, luxury vanities and fittings, extra large format tiles, ambient lighting, thermostat-controlled heated floors, even entertainment systems. You're building the bathroom from the ground up around exactly what you want.

At this level, the design and planning phase matters enormously. Getting every decision locked in before a single wall comes down pays for itself many times over. We use 3D planning tools so you can properly visualise the space before work begins - it removes a lot of the uncertainty and helps avoid expensive changes mid-build.

One thing that comes up a lot is building consent. When does it apply to bathrooms?

It catches people off guard sometimes. You'll need building consent if you're making major changes to the plumbing layout - like relocating the bathroom to another part of the house - adding sanitary fixtures with a waste, installing a tiled wet area shower (because of the waterproofing requirements), or removing a structural wall. Your renovation specialist will advise you on this upfront, but it's worth knowing before you get too far into planning.

Can you walk us through how the build actually works once someone commits?

The Refresh process has five stages. It starts with an initial consultation, where we talk through your goals, lifestyle, and budget. Then we move into concept and feasibility, translating your requirements into an architectural concept to check what's actually possible before any money is spent on detailed plans.

Stage three is working drawings and costing. All the decisions around engineering, waterproofing, electrical, and layout are locked in, and I present a fixed quote and a contract. No surprises.

The build stage is where the project comes to life. There's an establishment meeting before work starts to nail down the details and how the work will be carried out on-site.. From there it's demolition, first fix (structural work, plumbing pipe-out, electrical pre-wire, waterproofing membrane), then fit-off (tiling, plastering, vanity and basin installation, plumbing and electrical completion), and finally the finishing stage - shower screen, accessories, site clean, supervisor inspection, and client sign-off.

The fifth stage is project completion, where all Code of Compliance documentation is sorted and handed over.

One person manages all of it. That's how Refresh works, and it's why projects come in on time and on budget.

What's the most common mistake people make with bathroom budgets?

Not planning thoroughly enough at the start. BRANZ research puts the figure at around 30% of renovation budgets being wasted - split roughly between poor planning and lack of project management. That's a significant number. A bathroom that goes wrong is also a bathroom you can't use, which adds its own pressure.

The other thing I'd say is: don't over-design. Know what your non-negotiables are. For some people it's a freestanding bath. For others it's heated floors or a specific vanity. Put the money into the things you'll interact with every day, and be more practical elsewhere. Mixing premium and mid-range products intelligently is how you get a high-end result without blowing the budget.

Any final advice for someone starting this process?

Speak with an experienced renovation specialist early in the process. They can help you understand what’s achievable within your space, guide you through layout considerations, and help narrow down selections before you spend time choosing products that may not suit the project or budget.

Once you have a clearer direction, it’s well worth viewing tiles, fittings, and fixtures in person.
